CLIFF COTTAGE ARDMORE - DESCRIPTION

Cliff Cottage Ardmore is a luxurious detached coastal holiday home overlooking Ardmore Bay in County Waterford. Decorated in colours inspired by the sea, sand and sky, this bright and beautifully designed property combines the privacy and flexibility of self-catering accommodation with convenient access to the facilities of the five-star Cliff House Hotel.

The cottage is located within walking distance of Ardmore Village, Ardmore Beach and the Cliff House Hotel. It offers accommodation for up to 6 adults and 2 children across four bedrooms, with spacious living areas, a fully equipped kitchen, a children’s den and a private garden.

Guests receive a welcome hamper on arrival and complimentary luxury bathroom amenities are provided. Guests also have complimentary access to the Cliff House Hotel’s leisure facilities, including its 15-metre indoor infinity-edge swimming pool, outdoor heated jacuzzi, small gymnasium, sauna and steam room.

Cliff Cottage Ardmore sleeps up to 6 adults and 2 children across four bedrooms. Three bedrooms have super king-size beds that can be configured as twin beds. The fourth bedroom has bunk beds and is suitable for children only.

Spa treatments, restaurant meals, breakfast and other chargeable hotel services are not included in the accommodation price. These services must be booked separately, are subject to availability and may incur an additional charge.

IMPORTANT NOTES

1. Maximum Occupancy:

Cliff Cottage Ardmore accommodates a maximum of 6 adults and 2 children. The bunk bedroom is suitable for children only and must not be used by adults.

2. Cliff House Hotel Facilities:

Guests have complimentary access to the Cliff House Hotel’s 15-metre indoor infinity-edge swimming pool, outdoor heated jacuzzi, small gymnasium, sauna and steam room.

Spa treatments, meals, breakfast and other hotel services are not included in the accommodation price. These services must be booked separately, are subject to availability and may incur an additional charge.

3. Heating and Electricity:

Depending on the location of your booking, a non-refundable Utility Contribution of €40 may apply. If applicable, this charge is paid with your holiday balance and will appear in your payment breakdown.

If no Utility Contribution is shown on your booking, we recommend contacting our call centre to confirm how utility charges are applied, as this can vary by location.

If the €40 Utility Contribution has been charged, any additional utility costs will be handled in one of the following ways:

• Paid locally to the Owner or Property Manager. Please check with them directly, as the calculation method varies by property.


• Pay As You Go electricity meter. The €40 will be credited to the meter on the first day of your stay, and you will need to top up the meter as required during your stay.

Please note that gas or oil charges, where applicable, are always payable locally based on usage and are not included in the amount paid at the time of booking.

4. Security Deposit:

A minimum refundable security deposit of €200 per property must be paid prior to check-in to the local Property Manager or Owner. This is either taken over the phone by pre-authorising your credit card when you call the Property Manager to arrange your arrival time 48 hours in advance or, in some cases, it is taken on arrival. In some locations and at certain times of year, this can increase to €500 per property.
